Douglas Emmett is a southern California based real estate investment trust (REIT) active in the commercial and multi-family property markets of California and Hawaii. The company retained ReGreen Corp for a multi-property task order contract to audit and provide lighting retrofits for their commercial office portfolio. This portfolio is comprised of 55 properties totaling approximately 13.3 million rentable square feet.
Scope of Work and Client Goals:
Retrofit dated first-generation T-8 linear fluorescent lighting system in 55 buildings and replace with a higher efficiency, second-generation T-8 fluorescent lighting + electronic ballast system, allowing Douglas Emmett to save approximately 30% on lighting costs. In addition, the firm wanted to implement a program across their portfolio that would:

Sample Case Study 1: Westwood Place
Westwood Place is a 16-story, 195,000sf Class A office property located at 10866 Wilshire Boulevard – an upscale commercial area along the Wilshire Corridor of West Los Angeles. ReGreen retrofitted the building’s first-generation T-8 linear fluorescent lighting + magnetic ballast system, replacing 2,250 fixtures with second-generation CEE-rated, reduced-wattage bulbs and electronic ballasts.
