Investment Grade Energy Audits

The term Energy Audit describes a broad spectrum of energy studies, ranging from a quick walk-through of a facility to identify major problem areas to a comprehensive analysis of the implications of alternative energy efficiency measures sufficient to satisfy the financial criteria of sophisticated investors.

While our Free Preliminary Audit identifies areas where energy and water inefficiencies or waste are clear, it will often only uncover obvious problem areas.  Although this process can provide a quick estimate of potential operating cost savings and simple payback periods, it can reveal the need for a more detailed audit.

Complete Site Audit

Our Complete Site Audit expands on the preliminary audit by collecting more detailed information about how your facilities operate and performing a more detailed evaluation of potential energy and water saving methodologies to assure that the most cost effective alternatives are implemented we:

  • Analyze your utility bills for a 12-36 month to evaluate your facility’s energy and water demand rate structures and usage profiles
  • Supplement available utility data with additional metering of specific energy or water systems
  • Interview facility operations personnel for a deep dive on major energy and water consuming system and cynical variations in consumption.

This complete site audit will identify all of the energy and water conservation measures appropriate for your facility, given your needs and operating parameters.

We will perform a detailed financial analysis of mitigation measures based on:

  • Detailed implementation cost estimates
  • Site-Specific operating cost savings
  • Offsets provided by Rebate or Grant Programs and investment criteria

Sufficient detail is provided to justify project implementation, with a complete understanding of up-front costs and pay-back periods.

Investment Grade Audits

It is a reality of fiscal operations that the cost of facility energy and water infrastructure upgrades must compete with non-energy related investments for capital funding of the allocation of operating dollars.  Both energy and non-energy investments are evaluated against a single set of financial criteria that most often stress anticipated return on investment (ROI).  The operational savings that will be reaped from the implementation of energy and water saving projects must be developed and presented in such a way that they provide decision-makers with a high level of confidence – often, a guarantee of savings.

The Investment-Grade Audit expands on the base provided by the Complete Site Audit by providing the customer with a dynamic energy and water use characteristics model for both the existing facility and for all of the energy and water conservation measures that have been identified as desirable for the facility.  Calibrated against actual utility data, the building model provides a realistic baseline against which operating savings can be computed for the proposed measures.  Extensive analysis provides an understanding of the operating characteristics of all energy and water systems, as well as the situations that impact load profile variations for time periods that make sense for the facility and the business – daily, monthly, annually, seasonally (for instance, some facilities will require very little energy at night while this may be the peak period for others).  Submetering major energy and water systems and monitoring their operating characteristics supplements existing utility data.  Each energy or water saving recommendation will be supported by a projected pay-back period and the availability of utility rebates or grants to offset initial costs.
